Don't flame me but I have a confession. This property that I have an accepted offer on is NOT in the town of Acton! :-( But it is right next to it! Should I rename the blog In Westford?
By the way, those stats are outrageously outdated. I don't believe for a second that the median house value is anywhere near 300K nowadays. More like twice that.
Okay, juicy details only to come after the purchase and sale. I have grown since last week. No premature feelings of elation until things are legally bound.
Oh what the heck. w00t! w00t!!! w00t!!!!!! (Jumps up and down like a small child after his first cup of coffee)

Congratulations on your deal!
Now the tough part comes. Make sure you understand the terms outlined in the deal. For instance, a pre-payment penalty if you decide to sell the house inside a certain time frame.
AND! Remember that the purchase price is not the only negotiable part of doing the deal. Don't like the prepayment penalty? See if they'll remove it.
